Congratulations! You've just booked a photographer to capture your property and are excited to get some killer listing photos. Investing in professional photography is a major way to increase both your bookings and the value of your listing, but you still have an important role to play in how your photos turn out.

Here's a good rule of thumb to follow: prepare your property for photos just like you would for the arrival of a new guest.

Make sure the interior is freshly cleaned: beds made, clutter cleared, floors vacuumed, you know the drill. Also, if you do anything special for your guests like provide a welcome basket or freshly baked cookies - make sure you have that ready to be included in photos as well.

You also want to pay attention to the exterior of your property as well. These are tasks you may not have done for every single guest, but make sure you do them before your photoshoot. Grass needs to be mowed, leaves need to be raked, and gardens need to be weeded.

A photoshoot is also a great deadline for any projects you've been meaning to get to around your rental. If you've been wanting to hang new curtains, update that older model TV, pressure wash the exterior, or put a fresh coat of paint somewhere, now is the time!

Now, there are a few final things you can do on the day of your shoot that help prepare your space specifically for your photographer. Turn on all the lights and lamps, open all the blinds, and turn off any fans. Additionally, if you have a pool, hot tub, or jacuzzi, make sure those are uncovered, filled, cleaned, and (for hot tubs and jacuzzis) bubbling! Another nice touch is to include fresh flowers in vases throughout your space.

There! You've done it. Your property is looking its very best and is ready for the big photoshoot. You won't regret investing in professional photos and showing off what sets your place apart.

And if you're still on the hunt for a photographer, I'd love to chat with you!
